Do I need permits?

Obtaining permits depends on the size of your project and is your choice. Keep in mind that plans are needed to submit to the manuciliapity the project is located in. When load bearing walls and footprints of areas that involve moving water and gas lines, it tends to be a good idea.

Do I need a designer?

With the amount of details involved in a project for your home, we have found that projects that have a designer make the construction process easier as all of the smaller details have been reviewed and considered early on. This can save time on the project as well as your personal time.

How long will my project take?

This depends on a few variables that include the scope of work, if plans involved, and if city inspections are involved.Typically projects that have plans tend to move more smoothly and are completed at a quicker pace.

How do you accept payment?

Our preferred method is via a QuickBooks with an ACH link that will be sent out during various phases of the project. We can open up the link to use a credit card which has an 3% processing fee. Additionally we can accept a traditional paper check as well.

What happens if I want to make a change to my current plan?

This is referred to as a change order and depends on what is being requested. While a conversation is usually had, we would ask for a formal email to approve the change in the scope of work and the cost associated with this change. For larger changes where plans are involved, updates to a plan set and permit information may be required.

What are the things I need to have ready before my constructions begin?

Before the project begins, our project manager will be out to review what will be kept and what would be removed and disposed of. At this time we will confirm the availability of finish materials so we can schedule a start date. We would want to make sure we have a firm delivery date of larger items such as cabinets, this way when we start we can move through the project efficiently.

Do I need to be home every day?

While you are welcome to be home during the project we find that living and working in a construction zone proves to be challenging. We often work with remote owners who have provided access information whether that be a key in a lock box or a door code and we access the home during approved construction hours in the municipality the project is located in.

What materials am I responsible for?

You are responsible for the items that you can touch and are visible. Your appliances, tile, hardware and all finish materials. We will take care of rough materials as a part of our estimate.

Who buys paint, tiles and grout?

We purchase the paint, we typically use Benjamin Moore and would ask for your selection on colors and sheen. We can purchase the grout if selected within vendors we have access to, should you want something unique, we would ask that you supply that along with your tile selection.

Do you have preferred vendors?

Yes we do have and a list can be provided to you should we work together. These are vendors that typically give contractors discounts from anywhere between 10 – 25% which we pass on to you.
